Which membrane should I use?
It depends on slope, drainage, and what the roof puts up with. TPO reflects heat well, EPDM handles movement and punctures better, modified bitumen suits smaller residential low-slope areas.
How long does a flat roof last?
Fifteen to thirty years depending on system and maintenance. Drainage does more to decide it than the membrane brand does.
Why does my flat roof pond water?
Either the slope is inadequate or the drains and scuppers are blocked. Tapered insulation can correct chronic ponding during a replacement.
Can a flat roof go over the old one?
A recover is sometimes possible, but not over wet insulation. We check moisture before recommending it.
Do flat roofs need to be walked for maintenance?
They benefit from it, and walkway pads where equipment gets serviced prevent the foot-traffic damage that causes most seam failures.
