Why is the leak not directly above the water stain?
Water travels. It can run several feet along a rafter or across the decking before it finds a seam to drip through, which is why the stain inside is rarely under the actual hole.
Can you find a leak that only happens sometimes?
Usually yes. Intermittent leaks are normally wind-driven rain or an ice dam, and that pattern is itself a clue to where to look.
What are the most common places a roof leaks?
Penetrations, not the open field of the roof. Pipe boots, chimney flashing, skylights, and valleys account for most of what we find.
Will you fix the ceiling as well?
We stop the water and can advise on the drywall, but interior finish repair is usually a separate trade. We would rather you know that than be surprised.
Should I get up there and look myself?
Please do not. Most homeowner roof injuries happen during exactly that inspection, and hail and flashing problems are hard to read even up close.
