Because the tile is the wearing surface and the underlayment beneath it is the actual waterproofing. Underlayment wears out long before tile does.
How long does a tile roof last?
The tile itself can last fifty years or more. Plan on the underlayment needing replacement well before that.
Is my house strong enough for tile?
Tile is heavy, so we check the structure before quoting. On a house not framed for it, the answer is sometimes no.
Can broken tiles be replaced individually?
Yes, if the profile is still available. Salvaging and reusing sound tiles is normal practice on a repair.
