Tile Roof Installation

Concrete and clay tile for homes where the architecture calls for it. Tile lasts decades but the underlayment beneath it does not, so the detail work underneath is what determines whether it leaks.

What This Covers

Tile lasts for decades but the underlayment beneath it does not, and that is what most tile roof failures actually are. The tile is the wearing surface; the waterproofing is underneath. Anyone quoting a tile roof without talking about what goes under it is quoting half the job.

Signs You Need This Service

  • An existing tile roof leaking despite intact tiles
  • Architecture that calls for concrete or clay tile
  • Cracked or slipped tiles after a storm

Questions

Tile Roof Installation Questions

My tiles look fine but the roof leaks. Why?

Because the tile is the wearing surface and the underlayment beneath it is the actual waterproofing. Underlayment wears out long before tile does.

How long does a tile roof last?

The tile itself can last fifty years or more. Plan on the underlayment needing replacement well before that.

Is my house strong enough for tile?

Tile is heavy, so we check the structure before quoting. On a house not framed for it, the answer is sometimes no.

Can broken tiles be replaced individually?

Yes, if the profile is still available. Salvaging and reusing sound tiles is normal practice on a repair.

Can you walk on a tile roof without breaking it?

Carefully, and along the right lines. Damage from careless foot traffic is one of the more common things we get called to fix.
