Either the slope is inadequate or the drains and scuppers are blocked. Standing water is not automatically a leak, but it shortens the membrane's life and finds any weakness.
Can any patch be used on any flat roof?
No. TPO, EPDM, and modified bitumen all patch differently, and the wrong patch on the right roof fails faster than no patch at all.
What are those bubbles in my roof?
Blisters, usually trapped moisture or air between layers. Small ones can be monitored; growing ones need opening and repairing.
Can you repair a roof that has been patched many times?
Often yes, but at some point patching costs more than a recover. We will tell you when you have reached that point.
Do you water-test the repair?
Where it is practical, yes. On a low-slope roof that is the only honest way to confirm the fix.
